Cranbrook Council authorises notice of intent for several development variance permit (DVP) applications, including supportive housing project.
Canadian Rockies Landscaping submitted an DVP application on behalf of property owners at 1504 Abel Avenue.
The application seeks to reduce the front-yard setback required under the City’s Zoning Bylaw to seven metres.
The neighbourhood’s established front setback is about 4.5 metres. Before making a final recommendation, staff are seeking input from nearby property owners to help Council understand any concerns before deciding on the variance.
Meanwhile, the City also received a DVP application from Cover Architectural Collaborative Inc. on behalf of Provincial Renting Housing Corporation for property located at 217 16th Avenue North.
The vacant gravel lot beside the Community Connections Step Beyond Shelter is currently used mainly for parking.
BC Housing is proposing a low-income, multi-family supportive housing development on the site for people at risk of homelessness.
Residents would have access to medical and mental health services, as well as employment assistance. The building would likely follow BC Housing’s DASH approach, which uses ready-made unit layouts to streamline development.
The application seeks to reduce parking from two stalls per unit to 0.4 and decrease the front- and rear-yard setbacks from nine metres to 6.75 metres. Staff support the setback reductions because they would help accommodate the proposed 50-unit project.
The parking reduction would reserve spaces primarily for staff and visitors, as future tenants are expected to use other forms of transportation.
