Cranbrook City Council has approved development variance permits (DVP) for properties at 1504 Abel Avenue and 217 16th Avenue North.
At its latest regular meeting, council considered an application for 1504 Abel Avenue submitted by Canadian Rockies Landscaping, acting as the property owners’ authorized agent. The application sought relief from setback requirements under Part 7 of Zoning Bylaw No. 3977.
The property, located on Abel Avenue off Mount Royal Crescent, contains a single-family home and is zoned R-1 Residential.

The applicant requested a front-yard setback variance to allow an accessory storage shed in the front yard.
No comments from neighbouring property owners or occupants had been received when the report was prepared.
Council also approved a DVP for 217 16th Avenue North. Cover Architectural Collaborative Inc. submitted the application on behalf of the Provincial Rental Housing Corporation.
The vacant gravel lot, next to the Community Connections Step Beyond Shelter, is used mainly for parking.

BC Housing is proposing a 50-unit supportive housing development for low-income residents.
The project would provide homes for people at risk of homelessness, along with access to medical and mental health services and employment supports.
The building would likely use BC Housing’s DASH approach, which uses standardized unit layouts to streamline development.
The variance reduces required parking from two stalls per unit to 0.4 stalls per unit and reduces the front and rear yard setbacks from nine metres to 6.75 metres.
Staff said they had no concerns with the setback reductions, which support the proposed development.
The parking reduction is intended to prioritize spaces for staff and visitors because future tenants are expected to use other forms of transportation.
