Cranbrook City Council gave three readings to the proposed Official Community Plan (OCP) and zoning bylaw amendments for 128 4th Avenue South following an Oct. 5 public hearing.
The amendments would change the property’s OCP designation from Highway Commercial to Infill Residential and rezone it from C-2 Highway Commercial to R-1 Residential.
The changes would recognize the existing single-family home on one lot and allow the vacant second lot, now used mainly for parking, to be developed with a front-and-back duplex.
The Advisory Planning Commission reviewed the proposed amendments Aug. 26 and recommended council approve Official Community Plan Amendment Bylaw No. 4255 and Zoning Amendment Bylaw No. 4256.
Because the property is within 800 metres of a controlled-access highway, the amendments require approval from the Ministry of Transportation and Transit before council can give final adoption.
As of the Oct. 5 regular council meeting, the ministry had not approved the amendments.
